One Commerce Square

Memphis, Tennessee

DSG facilitated the $27.6 million acquisition and renovation of the Memphis landmark. DSG revitalized the former low-occupancy, lender-held building. It updated all major systems and created the city’s first LEED-certified downtown office tower. More significantly, DSG led successful talks to secure a new long-term anchor tenant. As a result, occupancy has more than doubled, topping 80% in just 11 months. Honors for the revitalization of One Commerce Square include:

Le Meridien Hotel

Philadelphia, Pennsylvania

DSG led the $55 million acquisition and redevelopment of the 100-year-old, 10-story Georgian Revival-style YMCA building and transformed the historic downtown structure into a luxurious, four-star Le Meridien Hotel, an affiliate of Starwood Hotels and Resorts. Le Meridien redevelopment awards include:
  • Pennsylvania Historic Preservation Award for Adaptive Reuse by Preservation Pennsylvania
  • Gold Key Award Finalist for Best Restaurant/Bar Design by International Hotel Motel and Restaurant Association
  • Hotel Conversion Project of the Year by Starwood Hotels and Resorts

Four Points by Sheraton Cumberland House Hotel

Knoxville, Tennessee

Persistently for two years DSG worked to assemble land where none had been available previously for a unique, boutique hotel connecting the central business district and the University of Tennessee campus. The $12 million ground up development in an area with high barriers to entry has been a winner and an award winner for operator Maximum Hospitality, a DSG affiliate. Honors include:
  • Hotel of the Year for 2009 by Starwood Hotels
  • First in Customer Satisfaction for 2007, 2008 and 2009, an unprecedented achievement, by Starwood Hotels
