One Commerce Square, Office Tower Revitalization

As an investor and principal, DSG facilitated the $7.6 million acquisition and managed the $20 million renovation of the Memphis landmark. DSG revitalized the former low-occupancy, lender-held 465,000-square-foot building; updated all major systems and created the city’s first LEED-certified downtown office tower. More significantly, DSG led successful negotiations to secure a new long-term anchor tenant. As a result, occupancy has more than doubled, topping 80% in just 11 months.
Full-Service Marriott Hotel Conversion
Memphis, Tennessee
As project manager, DSG has started the conversion of a Holiday Inn Select located at I-240 and Poplar Avenue in the heart of the city’s East Memphis business district. Plans call for the reconfigured 233-room, full-service hotel with 5,000 square feet of meeting space to operate as a Marriott.
Marriott Courtyard Redevelopment
Killeen, Texas
As owner and operator, DSG has started the conversion and redevelopment of a 150-room Sheraton Hotel into a Marriott Courtyard hotel near Fort Hood in Killeen, Texas. Maximum Hospitality, a DSG affiliate, will operate the revitalized 148-room hotel upon completion.
